What does your commission cover?
Our commission is a percentage of the rental revenue, so we only earn when you do. The exact rate is confirmed in your free estimate. It covers our full management service: creating and optimising your listing, pricing, guest messaging and screening, check-in and check-out, cleaning and maintenance coordination, and the paperwork. Any other costs appear separately on your monthly statement.
How and when do I get paid?
Payouts come directly from the rental platforms, usually 24 hours after the guest checks in. For any booking paid outside the platforms, we send you the amount with your monthly owner statement.
How do I follow what happens?
Every month you receive a statement that lists each booking, our commission and any costs, so you always see exactly what happened. You can also ask us for your booking calendar at any time.
Is there a minimum contract length?
The contract terms, including its length, are agreed before you sign and we explain them clearly. Ask us for the details with your free estimate.
Can I still use my apartment?
Yes. Give us your dates in advance and we block them. Bookings already confirmed are kept.
Does my apartment need to be furnished?
Yes. To list an apartment, it has to be furnished. If yours isn’t yet, our own team takes care of the furnishing. We prefer to help with the set-up, because we have experience creating homes that perform well on Airbnb.
Which areas do you cover, and how do you choose apartments?
We cover the main holiday-home areas of Dubai, such as Dubai Marina, JBR, Downtown, Dubai Hills, JLT, JVC, Business Bay and DIFC. Before adding an apartment to our portfolio, we screen it for location fit, furniture and more. If it isn’t a fit yet, we explain the reasons clearly or suggest what to improve so that it becomes one.
Can I get an estimate before signing?
Yes, and it is free. Our estimates are based on data from the apartments we manage in Dubai.
Where will my apartment be listed?
Mainly on Airbnb, and on other platforms where it makes sense for your apartment.
Is short-term rental legal in Dubai?
Yes, with a holiday home permit from Dubai’s Department of Economy and Tourism, and with guests registered as required. We guide you through this.
What rules do guests agree to?
Guests agree to the house rules before they arrive and are reminded to respect the building and the country’s laws.
What happens if a guest damages something?
A member of our team files the damage claims and follows up with the platforms to get you reimbursed.
What if something needs repairing?
Small repairs are handled quickly. Anything larger is approved by you first.
Can you furnish or renovate my apartment?
Yes, at competitive rates. See the “Furnish your apartment” page, or write to us for a quote.
